Welcome back! Alex continues the second part of the show by talking about the takeaways he’s learned from the holiday mastermind. If you missed the first part, be sure to listen to episode 163 before listening to this one! One of the biggest things Alex learned was from Mark Evans, who said that he’s always looking for ways to pay more for things, not less. What does he mean by that? The essence is to stop trying to get everything so cheap. You gotta stop trying to pay your staff and the people you work with less than their worth. It’s only going to lead to bad business.

On today’s episode, Alex decided to split Adrian’s interview into two parts. This first part dives into Adrian’s personal journey. He reveals that he stopped trusting in God when he became successful and that was a big, big mistake. The second episode dives into Adrian’s expertise, inbound marketing, and how he uses it to grow his business.

  • With that being said, Adrian was working very hard and he began to lose focus on what really mattered. The relationship with his wife ended up suffering for it.
  • Unless you keep a solid relationship with God, everything else begins to crumble and that was Adrian’s downfall. He stopped trusting in God.
  • Adrian trusted Him when he didn’t know where to go, but then when success came his way, he lost his way.
  • It’s important to surround yourself with the right people who share your same values and understand what it’s like running a business.
  • It’s also important to be transparent about the struggles you’re going through. It helps others not feel ‘so alone.’
  • Sometimes people don’t share these personal struggles because they feel as though they need to think positive, but Adrian admits that’s just not the reality for people going through hard times. You gotta talk about it and get support.
  • Adrian highly recommends watching the ESPN documentary about Ric Flair. His passion ended up being his disease. Any business owner can relate to Ric’s story.
  • Find a mentor that’s 2-3 years ahead of you. They can still teach you what they’re great at because it’s so fresh for them.
  • Don’t let your ambition and vision be turned into a curse 20 or 30 years down the line.

Alex recently raised $15,000 for charity. This money will be used to buy toys for the children who were displaced by Hurricane Irma. However, to be completely honest, Alex was thinking too small about this charity event. His original idea was only going to generate a couple of hundred toys for these children, but by talking to his friend Mark Evans (who runs a very high-level business), he was able to think bigger and raise his game. Because of it, Alex is now able to donate a couple of thousand toys and will be able to help many more children.

 

In the meat and potatoes of the episode, Alex dives into how you can help your sellers not go through ‘seller’s remorse.’ This is something Alex and his team have been perfecting over the year and Alex shares the things they’ve been doing to not lose their sellers mid-way through a deal. These tactics are especially helpful in hot, hot markets!

  • After a successful closing, ask the seller for feedback! Ask them why they picked you over other people.
  • Always keep in contact and communicate with your seller. One of Alex’s transaction coordinators sometimes talks daily with their sellers.

Gabriel Garcia is the Vice President of FL Home Cash Buyers, LLC. Gabriel started wholesaling in 2013 and today he and his business partner are hitting 7-figures. How did Gabriel go from one deal to 90 within a short amount of time? How does he do it without killing himself on 80-hour work weeks and sacrificing family life? Gabriel goes into a deep dive on how he made it all work without compromising his values and vision and also shares the business principles (that you can use no matter what industry you’re in) he learned from losing $200,000 on failed rehab projects.

  • Set your boundaries. There were plenty of times where Gabriel and his business partner could have worked weekends, but they never did.
  • Instead of hustling on Fridays like everyone else, Gabriel would sit and discuss ways to make the business better and if they were still being true to their vision.
  • The challenges in your life are what sharpen your expertise!
  • Gabriel also does rehabs on top of wholesaling. How was he able to get into two niches without killing himself?
  • Gabriel talks about a cash flow formula that has really helped him. He learned it from the book Scaling Up.
  • The more successful you become the more opportunities that come your way. This is actually a bad thing because it then becomes that much harder to avoid shiny object syndrome.
  • What will this new opportunity cost you? You have to weigh the pros and cons.
  • What CRM does Gabriel use?
  • Where does Gabriel see the market going in the next six-months-to-a-year?
  • Gabriel lost $200,000 this year. Because of it, he set systems in place to never be in a position like that again. Your business needs a cushion to sit on.
  • Your personal life and your business both need an ‘oh no’ fund.
  • Gabriel puts 6% away into his profit account and then puts another 5% into the tax account after every single closing. He makes sure everything is covered and there are no surprises.

Alex was recently asked a question on how to host an effective ‘power day’ for your team. Power days are basically quarterly meetings with the team where you brainstorm, make the business process more efficient, and set new quarterly goals to pursue. Alex meets with four out of the six members of his team from 8:30 a.m. to 4 p.m. and works with them on how they can make the business better. On the show, he shares what a typical power day agenda looks like for him, but he’s open to feedback on how he can make it better!

When Dan Zitofsky was 18 years old, he got a 30% FHA loan and bought his first condo with it. While in the Navy, he was making more money on his condo than on his salary. This is when things really started to click for him. When he got out of the military, he jumped into real estate.

However, it slowly became more and more a job for him and not the freedom lifestyle he wanted for himself. On today’s show, Dan talks about his real estate journey, why he prefers paying off his debt straight away, and why notes have really helped him develop the REAL passive income lifestyle we all desire.

So often people get the ‘latest and greatest’ tools, but forget one key thing — working hard (and smart)! Remember, there is no silver bullet to this. You gotta put in the work.

Alex offers some advice as to what you should do when you’re really struggling moving a contract / property. The best thing you can do is ask your potential buyers why they passed on it. If they say price, then maybe you can re-negotiate with the seller and save the deal. Remember, it only takes one buyer.

Are you playing all out? Alex recently went through an important exercise that made him realize he wasn’t. He encourages everyone to check out the Wheel of Life self-assessment tool and to rate themselves, honestly, from a scale of 0-10 on where they stand in certain key areas of their life. Alex believes if you’re hitting a 7 or less, you need to reevaluate your life’s priorities and get yourself running on all cylinders again!

  • You don’t need more courses, tools, and resources. You need to push yourself and work for what you want.

This is Trevor Mauch’s second guest appearance on the show. One thing Trevor has realized over the years is people are not utilizing strategy effectively in their marketing campaigns. They’re throwing tactics against the wall and hoping something will stick. You need to have a bigger picture as to why something is working vs. not working. Camilo Palacio is a living example of what the American Dream can do for you. Camilo is originally from Colombia, but moved to the U.S. and begin investing in real estate. Before the age of 30, he and his wife became financially independent. Now, Camilo works with international buyers from both Central and South America and helps them find, acquire, fix, and flip (or even rent) properties while his investors stay at home.

Alex Pardo recently spoke to a new Inner Circle member and he was having some trouble managing his team. When you’re in a position to hire new staff, then it is incredibly important to set clear expectations as to what you should expect from them.

Also, creating a standard operating procedure document can help speed up the training process and it gets new hires more familiar with your business and expectations. The final piece to all of this and to avoid chaos in your business is to make sure your team has accountability. This way you can track results and not lose time and money!

Andy McFarland has been a real estate investor since 2002. He owns a real estate wholesale company, a retail flipping company, and he also buys and holds. In Andy’s wholesale business, he is in three different markets: Utah, New Mexico, and Indiana and does roughly 25-30 deals a month. On the show, Andy does a deep dive on how he scaled his business from one deal with just himself to 30 deals (per month) with a team of 18 people.
